Rental Guide for Tenants

We understand that renting can be a daunting task & it can be difficult to secure a viewing appointment. We also appreciate that tenants want a good clean property with efficient broadband service, good storage facilities and an efficient and stress free rental process.  We have assisted thousands of tenants in finding their new homes and would like to share some time saving tips

1. Do your market research on the location

Rental prices can vary hugely in any city depending on the particular location and amenities on offer. Consider what is available in the particular location such as bus or rail services, shops, restaurants, proximity to motorway access,  local schools. 

2. Transportation

Take into consideration your transport needs. Do you travel regularly and need quick and easy access to the airport or air coach services? Do you work shift work and rely on late night public transport? 

3. Parking Facilities

Ensure that the rental property on offer will provide you with parking facilities if needed. While most property advertisements will list parking, don’t assume that parking is available or included and verify before putting in an offer to rent. 

4. Set your maximum budget and adhere to it

Rental prices have soared in recent years so do not stretch yourself to renting a property that you cannot afford. Consider all additional monthly costs that you will face in addition to your monthly rent such as utility charges, tv/broadband, bin collections, parking.

5. Pet Policy

If you have a pet, it is vital that you check the pet policy for the particular property. Some Landlords do not permit pets in their properties and in the case of an Apartment Complex, there may be a no pet policy in place by the Block Management Company. Be upfront with the agent on this topic as failure to do so can lead to disputes at a later date which may compromise your tenancy.

6. Be Prepared

Ensure that you have all the required documentation ready in the event that you are offered the rental of a property that you have viewed. Landlords will typically look for employer references, previous landlord references, financial documentation as proof of ability to meet the financial obligations. The better and more up to date the references then the better chance of your application being successful. Don’t delay in sending in the required documentation. For the majority of rentals, agents will have multiple offers on the property so will not hold a property off market waiting for a tenant to submit the required documents.

7. Security Deposit

Have your Security Deposit ready for payment. Aside for the rent being paid monthly in advance, a security deposit to the value of a months rent will be paid. The deposit is held by the landlord for the duration of the tenancy and refunded at the end of the tenancy subject to the property being returned in good clean condition with no breakages or damages.

8. Do your Due Diligence

Consider what are your priorities for your new home. If you primarily work from home and need a quiet complex and need a quiet home and workspace then renting next to a school or sports facility may not provide you with what you need.
